Does it cost me anything to use a buyer's agent?
In most Nevada transactions, the seller pays the buyer's agent commission. As a buyer, you typically pay nothing out of pocket for my representation. Since the August 2024 NAR settlement, buyers are now required to sign a Buyer Representation Agreement before touring homes — I'll walk you through exactly what that means and what you're agreeing to before we start.
How quickly can you show me homes?
Usually within 24–48 hours of our first call for in-person tours. For relocating buyers, I can often set up a live video tour same-day — you watch in real time, ask questions, and I show you everything the camera angle misses. I prioritize serious buyers who are ready to move.
What's the difference between pre-qualification and pre-approval?
Pre-qualification is an estimate based on self-reported income — sellers don't take it seriously. Pre-approval is a verified commitment from a lender after reviewing your actual financial documents. In Las Vegas's competitive market, you need pre-approval before we write any offer. I can connect you with a trusted local lender same-day if you need one.
How does the offer process work in Vegas?
Once you find the right home, I pull real-time comps, read the seller's situation (days on market, price reductions, listing-agent relationships), and write a strategic offer. Competitive Las Vegas offers often include escalation clauses, strong earnest money, and flexible close dates. I walk you through every term before you sign — no surprises, no pressure.
I'm relocating from out of state. Can you handle everything remotely?
Yes — many of my out-of-state buyers close without ever stepping foot in Vegas before closing. The process: live video tours of your shortlist, digital document signing (DocuSign), remote inspection review with my commentary, and wire transfer for closing. Some buyers fly in for one weekend to sign and pick up keys — others close without visiting at all. Both work fine.
What areas do you serve?
My core market is the Las Vegas Valley and Henderson — including Tule Springs, Centennial Hills, Aliante, Skye Canyon, Huntridge, Canyon Gate, Lake Las Vegas, and the surrounding communities.
