The questions relocators ask before they make the call.

How much do I actually save in taxes by moving to Nevada?
Nevada has no state income tax, while California's top marginal rate is 13.3%. Nevada's effective property tax rate is also roughly half of California's. For a high earner moving from coastal California, total annual tax savings can easily run into five or six figures, depending on income and home price. Can I really buy a home in Vegas without flying in to see it?
Yes — and many of my out-of-state buyers do exactly that. The process: live video tours of every home on your shortlist, digital document signing (DocuSign), inspection review on video with my commentary, and wire transfer at closing. Some buyers fly in for one weekend to sign and pick up keys. Others close fully remotely. Both work fine.
What should I know about Nevada schools?
Clark County School District serves most of Las Vegas and Henderson, but school quality varies significantly by zip code and zone — even within the same neighborhood. There are also strong charter and private options. I know which zones rate highest and which to avoid. We'll factor school zoning into your home search from day one if you have school-age kids.
Is the desert climate as harsh as people say?
Vegas has 300+ days of sunshine a year, dry heat from June through September (highs of 100°F+), and surprisingly cool, beautiful winters (50–65°F days, occasional snow on Mount Charleston). Spring and fall are perfect. Air conditioning is universal, and the dry climate means low humidity — most relocators from the South or East Coast find it more bearable than the humid summers they came from.
Are water restrictions and droughts going to affect home value?
Las Vegas is one of the most water-efficient large cities in the U.S. — much of the residential lawn replacement and conservation work already happened years ago, and the valley uses significantly less water per capita than most Western cities. Newer homes use drought-tolerant landscaping by default. Long-term water concerns are real for the broader Southwest, but they haven't materially affected home values here, and Nevada has strong allocation agreements in place.
What if I need to sell my current home before moving?

How long does the whole relocation process actually take?
From first call to keys in hand, most relocators are 45–60 days. That breaks down roughly as: 2–4 weeks of video touring and shortlisting, 30–45 days from accepted offer to closing. If your timeline is shorter (job start, lease end, school deadline), tell me on the first call and I'll prioritize accordingly.
What areas of Las Vegas should I focus on?
It depends on your lifestyle. Henderson and Lake Las Vegas attract empty-nesters, retirees, and remote workers wanting resort-style living. Centennial Hills, Tule Springs, and Skye Canyon are popular with families and remote workers wanting newer construction. Summerlin is the upscale established choice. On our first call we'll narrow down based on your lifestyle, budget, and what you're leaving behind.
