What does it cost to list my home with you?
There are no upfront costs. Commission is paid at closing out of the sale proceeds — meaning if your home doesn't sell, you don't pay. We'll discuss the full commission structure on our first call so there are no surprises later. Professional photography, the cinematic walkthrough, drone footage, and MLS syndication are all included.
How quickly can my home be on the market?
Most listings can be on the market within 7 to 14 days of our first conversation — that timeline covers walking the home, prep recommendations, professional photography, the cinematic walkthrough, and MLS submission. If your home is move-in ready and well-staged, we can move even faster. If it needs prep work, I'll tell you honestly whether it's worth doing before listing.
What's my home actually worth?
Zestimates aren't built to price your specific home in your specific market. I'll walk your neighborhood comps personally, factor in your home's condition and upgrades, and give you a real number you can plan around — not a wishful list price designed to win your listing. What should I fix before listing?
It depends on your home. Some repairs return 3x at closing — others return nothing. When we walk the home together, I'll point out what's worth doing (paint touch-ups, deep cleaning, minor staging, key cosmetic fixes) and what isn't (major renovations rarely pay off pre-listing). You won't waste a dollar on prep that doesn't move your sale price.
What if my home doesn't sell right away?
If we priced honestly and marketed professionally, most Las Vegas homes get serious interest within the first 14–30 days. If yours doesn't, I'll tell you why — whether the market shifted, the comps were misleading, or the home needs a tweak. We'll adjust together. You won't be left wondering why your home is sitting.
Can you sell my home if I'm out of state?
Yes — I work with out-of-state sellers regularly, especially people who inherited a property or moved before listing. I handle on-site walkthroughs, contractor coordination, showings, and offer review remotely. You sign closing documents digitally. Most of my out-of-state sellers never fly in for the sale.
What kind of homes do you sell?
My listing experience spans single-family homes, vacant land, high-rises, and multi-family fourplexes across the Las Vegas Valley and Henderson. Every property type prices and markets differently — and I've sold across all of them. If you have something unusual, I've probably sold something like it.
