How is your valuation different from a Zestimate?
A Zestimate is an algorithm-generated estimate based on public tax records and recent sales — useful for a rough ballpark, but it can't see inside your home or your neighborhood. My valuation is hand-pulled from your specific neighborhood comps, adjusted for your home's condition and upgrades, and grounded in what local buyers are actually paying. I'm in the market every week, so I price homes from real-time data — not lagging public records.
How long does it take to get my valuation?
I respond within one business hour after you submit. The full written valuation — with comp analysis and pricing recommendations — typically lands in your inbox within 24 hours. If your timeline is urgent, mention it on the form and I'll prioritize.
Is this really free? What's the catch?
It's genuinely free, and there's no catch. I provide market valuations because that's how I earn trust with future sellers. If you decide to list with me, great — but there's no obligation, no pressure, and no salesy follow-up. Many sellers I value end up listing 6–18 months later, and that's fine. My job is to give you a real number you can plan around.
What areas of Las Vegas do you serve?
My core market is the Las Vegas Valley and Henderson — including Tule Springs, Centennial Hills, Aliante, Skye Canyon, Huntridge, Canyon Gate, Lake Las Vegas, and the surrounding communities. If your home is outside my core area, I'll still give you a valuation — and tell you honestly if you'd be better served by a more local specialist.
What information do you need from me?
Just your address, contact info, and a quick note on whether you're thinking about selling now, in a few months, or just curious. I'll handle the rest. If you've done recent renovations or your home has unique features, mention them — those details affect my number significantly more than they affect the Zestimate's.
Will you try to convince me to sell?
No. My job is to give you the data you need to make your own decision. Some sellers I value end up listing. Some decide to wait. Some decide to refinance instead. All of those are legitimate outcomes, and I'm fine with any of them. I'd rather give you an honest number now and earn your business later than push you into a decision you'll regret.
What if my home needs work or has issues?
That's exactly why algorithm-based estimates fall short and human valuations matter. Honest assessment of condition is part of pricing. A home with deferred maintenance prices differently than a recently renovated one — even if they look identical on paper. Tell me what's going on, and I'll factor it in.
